Uran holds the country's busiest state-run container port, and most of the town's compliance work follows it. The terminals at Nhava Sheva, the container freight stations and warehouses along the roads to Dronagiri and Jasai, the ONGC plant that processes oil and gas from the Mumbai offshore fields, and the tank farms around them all run on consents, clearances and returns. Much of this land was reclaimed from creek and mudflat. Compliance here means answering to the port, CIDCO and MPCB at once: on sites that sit beside mangrove and tidal water.
Much of Uran's industrial land sits on fill placed over creek and mudflat, and much of it has seen several occupiers: container repair, chemical storage, truck parking, fuelling. Buyers, lessors and lenders ask what that history has left in soil and groundwater, and whether the plot touches the mangrove or coastal line. We read the consent and lease records, walk the drains, wash bays and tank areas, sample where past use calls for it, and set out the liability in terms a lease or a deal can use. The work is carried from our base in the region by named people, start to finish, not passed down a chain.

Before the money moves, someone has to price the liability. That's what the audit is for.
Local demand
What drives environmental audits in Uran.
The port economy drives most of the work. Container freight stations, empty-container yards, cold stores and warehouses along the JNPA approach roads each need MPCB consent, and those handling hazardous cargo or storing chemicals carry further duties under the hazardous-waste and chemical-storage rules. Tank farms for liquid cargo add storage and emergency obligations. Many operators lease their land from JNPA, CIDCO or private owners, and sites change hands. Each new operator inherits consents, conditions and a site history: and needs to know what it has taken on.
Land at Uran is valuable and more often leased than sold, which makes the handover the moment that matters. When a CFS or tank-farm lease ends, the lessor wants the plot back in the state it was given, and the outgoing operator wants proof that it was. Lenders financing new logistics parks on older industrial land ask the same question from a third side. Because the ground is mostly fill beside tidal water, contamination can travel, and a baseline taken at entry spares a long argument at exit.

Straight answers
Environmental Audits in Uran: common questions.
01Our lease on a Uran yard ends next year. Should we audit the site now?
Yes, while you still control it. An exit audit set against any baseline taken when you moved in shows what, if anything, changed on your watch. If there is a problem, you have time to put it right on your own terms rather than through a deduction. Where no baseline exists, we reconstruct one from records, photographs and sampling.
02We run a CFS near JNPA. Which environmental approvals should we hold?
At the least, an MPCB consent to establish and to operate that matches the site's real activities (storage, container repair, washing, fuelling, DG sets) and a hazardous-waste authorisation if you handle used oil, residues or spilled cargo. Coastal-zone status and the land lease can add conditions of their own. We read the site and the papers together and close the gaps.
03How long does environmental audits take in Uran, and who is involved?
MPCB Raigad · JNPA · CIDCO · MCZMA · SEIAA Maharashtra · CPCB (EPR) · SEBI (BRSR) are the bodies an Uran project works with. On timing: weeks, deal-timeline driven. KIPL sets out a realistic Uran schedule once the site and the scope have been read, and carries the work through to the outcome, with comparable work on the record such as SHENDRA AND BIDKIN INDUSTRIAL AREA, AURANGABAD.
