Navi Mumbai is a city of permits that never stop. A chemical unit in Rabale holds an MPCB consent that has to be renewed, reported on and audited. A data centre in Mahape answers to its clearance conditions and to a listed customer asking for carbon data. A developer in a CIDCO node carries a green rating and a CER condition into construction. The approval is one moment: the obligations that follow it run for years, and they land on the same desk.
The TTC area has been industrial since the 1960s, and many plots have held several processes and several owners since. That history is what an audit has to read. 01Is the environmental statement MPCB asks for each year the same as an environmental audit?
Not quite. The environmental statement is a statutory annual filing under the Environment (Protection) Rules, 1986, reporting water and raw-material use, pollution discharged and waste handled. MPCB expects it by the end of September. A full audit goes further: it checks every consent condition, walks the site and tests the records behind the figures. Many TTC units file the statement and commission an audit every few years.
02We are buying an older industrial plot in the TTC area. What should the diligence cover?
Start with the consent history: what the unit was permitted to make, and whether it complied. Then the site itself: storage areas, drains and any sign of spills or buried waste. Hazardous-waste records matter too. The aim is a clear view of the liability before the sale deed is signed, not after the new owner applies for consent.
