AURIC is India's first greenfield smart industrial city: a planned settlement of roughly 10,000 acres on the Delhi–Mumbai Industrial Corridor. KIPL carried the environmental compliance that a project of that scale depends on: turning the conditions of a MoEF&CC Environment Clearance into inspected, documented, defensible practice on the ground.
The brief
The Aurangabad Industrial City (AURIC) is one of India's first greenfield smart cities, master-planned across two nodes near Chhatrapati Sambhajinagar: the Shendra Industrial Area and the larger Bidkin Industrial Area. Conceived as an integrated township, it interleaves industrial plots with office space, residences, hotels, retail, hospitals, schools and civic amenity, a whole city raised on open land rather than retrofitted into an existing one.
A development of that ambition carries a MoEF&CC Environment Clearance whose conditions run for years and touch every plot allotted. The challenge was never a single filing; it was continuity: ensuring the set-out procedures and processes were followed timely and regularly, node after node, as the city was built out.

Master-planned for development across two nodes
What KIPL carried
- Inspection & supervision
- On-site verification that construction and allotment stayed inside the conditions of the Environment Clearance order issued by MoEF&CC.
- Monitoring
- Continuous tracking of the environmental parameters and safeguards mandated for the industrial area.
- Reporting
- The periodic compliance reporting the clearance demands, the documented record that supports a project of this scale through review.
- Audits
- Structured environmental audits of the compliances noted in the EC order, closing the loop between condition and practice.
- CTE liaison
- Liaisoning with the pollution-control authority to secure Consent to Establish for development within the nodes.
Two nodes, one mandate
AURIC is built across two industrial areas of markedly different scale. KIPL's compliance discipline held across both.
Shendra Industrial Area
The first node – 8.39 sq. km (approx. 2,074 acres)
Bidkin Industrial Area
The larger node – 31.79 sq. km (approx. 7,855 acres)
