01What is environmental due diligence (EDD)?
An assessment of the environmental risks and liabilities attached to a site or business (compliance status, permits, contamination potential and pending regulatory issues), carried out so an acquirer or lender can price and manage them before committing. ESDD adds the social dimension.
02Why do lenders require environmental due diligence?
Because environmental liability transfers with the asset and can exceed the deal value. Development finance institutions and many banks require EDD/ESDD against defined standards (such as IFC Performance Standards) as a condition of funding.
03What is the difference between an audit and due diligence?
An environmental audit checks an operation against its own compliance obligations; due diligence assesses risk and liability for a transaction. They overlap in method but answer different questions: 'are we compliant?' versus 'what are we buying?'
04Have you done fund-level due diligence?
