Built Environment
Real Estate & Construction
Every launch runs on an approval calendar. We hold that calendar for developers across Maharashtra, from the first Form-1 to the post-occupancy compliance report, so sales can open on schedule and stay open.

How we work this market
One approval calendar, held from Form-1 to occupancy.
One accredited team carries the work from the first assessment to the compliance report years later, so responsibility never changes hands at the gate that matters.

The brief
What this market actually asks of an environmental partner.
For a builder, the environment file is rarely the headline and always the critical path. A project above the built-up-area threshold falls under item 8(a) of the EIA Notification 2006 and needs Environment Clearance before a foundation is poured, then MPCB consent to establish and operate, a groundwater NOC where borewells are drawn, tree authority permissions for anything felled or transplanted, and sewage treatment that meets discharge norms. Miss one gate and the RERA timeline slips with it.
KIPL runs the whole stack as one team. The people who argue the clearance before the SEIAA are the same people who file the tree NOC, commission the STP and file the half-yearly compliance report, so responsibility never changes hands at the moment it matters. That single chain of custody is why developers such as Ekta, Akshar and the Ramabai Nagar SRS mandate keep the file with us from screening to occupancy.
Why the file bites
The drivers that decide this market, layer by layer.
Building & construction EC
Projects above the built-up-area threshold need Environment Clearance before ground is broken, appraised by the State authority.
The timeline is contractual
A stalled approval is not just a delay; it is a RERA-registered commitment to buyers that now cannot be met on time.
Every corporation, its own rules
Tree census, feasibility and Tree Authority NOC vary municipality by municipality, and gate the works programme.
What we handle here
The filings and works this market needs, under one team.

Straight answers
Real Estate & Construction, answered.
Does my residential project need Environment Clearance?
If the built-up area crosses the item 8(a) threshold under the EIA Notification 2006, yes: Environment Clearance from the State authority (SEIAA) is required before construction begins. We screen the project against the current thresholds before anything is filed, so you know the category on day one.
How long does building EC take in Maharashtra?
For most 8(a) building projects, roughly six to twelve months from Terms of Reference to grant, with the appraisal and any public consultation being the usual bottlenecks. Because the whole route is mapped before filing, the timeline is planned against your launch rather than discovered late.
Who arranges the tree NOC and the STP?
The same team. KIPL handles the tree census and Tree Authority NOC and designs, builds and commissions the sewage treatment plant, so the green and water commitments made to win the clearance are delivered by the people who made them.

Environment ClearanceCore
Built-up area above the item 8(a) threshold means no foundation until SEIAA grants EC, so the clearance sits on the RERA critical path.

MPCB ConsentCore
Construction needs Consent to Establish and occupancy needs Consent to Operate; the STP and DG sets are what MPCB actually categorises.

CGWA Groundwater NOCCore
Borewells for construction water and flushing supply need a CGWA NOC through Bhuneer, and most Mumbai-belt talukas sit in semi-critical or over-exploited blocks.

Tree ManagementCore
Nothing on site is felled or shifted until the Tree Authority issues its NOC under the Maharashtra Preservation of Trees Act 1975, and every corporation runs its own process.

IGBC or GRIHA pre-certification is now a sales asset and, in several ULBs, the route to additional FSI incentives.

Half-yearly compliance reports fall due 1 June and 1 December from the date of grant, and lapses surface at occupancy certificate stage.

Sewage Treatment PlantsCore
The EC and the consent both commit a residential project to on-site sewage treatment meeting discharge norms, sized to real occupancy rather than to the brochure.

Environment Management & Mitigation Plan
The EMP is what converts EC conditions into a works programme the site engineer can execute and the compliance report can evidence.
