Thane's compliance work sits in two very different places. Wagle Estate still runs engineering, packaging and pharmaceutical units on consents renewed with MPCB's Thane office, often in buildings older than the rules they now answer to. A few kilometres north, Ghodbunder Road, Majiwada and Kolshet carry high-rise housing, offices and IT parks whose clearances come with conditions that last for the life of the building. Both need the same thing (obligations mapped, met on time and written down) before an inspector or a buyer asks.
