Chennai's advisory ground falls into three belts that barely touch. West of the city, along the Bengaluru highway, the SIPCOT estates at Sriperumbudur, Irungattukottai and Oragadam hold vehicle plants, tyre makers and the phone and electronics assemblers that grew up around them. South, the IT Expressway on Rajiv Gandhi Salai, the OMR: carries office parks from Taramani to Siruseri. North, Manali and Ennore hold a refinery, fertiliser works, petrochemical units, power stations and two ports. Each belt answers to TNPCB, and each is questioned differently by the people it sells to.

An audit in Chennai has to read water as well as soil. Many industrial and warehousing plots west and south of the city lie low and went under in 2015, and a site's flood history bears on what may have washed in, spread or been stored where it should not. Older units in Ambattur, Guindy and Manali carry decades of plating, painting and chemical handling. Warehousing along the Sriperumbudur and Oragadam roads changes hands as funds build portfolios. We walk the plot, read its TNPCB file and take samples at the points its history marks. The team travels from its base in Navi Mumbai and stays named on the work, start to finish, not passed down a chain.

Before the money moves, someone has to price the liability. That's what the audit is for.

Local demand

What drives environmental audits in Chennai.

The coast adds weight of its own. Manali and Ennore sit on low ground between the Kosasthalaiyar, Ennore Creek and the sea, beside fishing villages that have lived with fly ash, effluent and bad air for decades, and the oil that reached the creek after Cyclone Michaung in December 2023 put the whole belt under closer watch. Across the city, the floods of 2015 and the dry year of 2019, when the reservoirs ran close to empty: made water and drainage a first question for any building or plant. Lenders, insurers and residents now ask it before the regulator does.

Capital drives most audit requests near Chennai. Logistics and industrial-park funds are buying land and sheds along the Sriperumbudur–Oragadam belt, and lenders backing plant expansions want diligence measured against international lending standards. Older sites in Ambattur and Guindy are being redeveloped for offices and housing now that the city has closed in on them. Each transaction needs someone to say what the soil holds and what the TNPCB record shows: and, in Chennai, what the next heavy monsoon might do to a site that flooded before.

Straight answers

Environmental Audits in Chennai: common questions.

01We are buying a warehouse site near Sriperumbudur. What will an environmental audit look at?

The land's past use and any earlier industry, its flood record, groundwater quality, the consents held by previous occupants, and any storage of fuel or chemicals. Neighbouring plants matter too, if their effluent or runoff reaches the site. We read the papers, walk the ground, and sample wherever past use hints at trouble. What comes out is a priced list of issues for the deal.

02Our plant in Oragadam supplies a listed carmaker. What environmental data will the customer ask for?

Mostly a familiar list: power and fuel consumed, water taken in and let out, waste by type and its destination, and whether the TNPCB consent is in date. Some customers add a first carbon figure. We draw these from the plant's own bills, registers and returns and keep the working, so next year's answer matches this year's and holds up when the customer checks.

03How long does environmental audits take in Chennai, and who is involved?

TNPCB · SEIAA Tamil Nadu · CPCB (EPR) · SEBI (BRSR) · CMDA are the bodies a Chennai project works with. On timing: weeks, deal-timeline driven. KIPL sets out a realistic Chennai schedule once the site and the scope have been read, and carries the work through to the outcome, with comparable work on the record such as SHENDRA AND BIDKIN INDUSTRIAL AREA, AURANGABAD.
