Vashi was the first CIDCO node to be settled, at the Navi Mumbai end of the road bridge over Thane Creek, and it is still the city's busiest centre. Its sectors hold low-rise CIDCO housing put up in the seventies and eighties, much of it now due for rebuilding, alongside newer towers, malls, hospitals and the offices clustered around the railway station. The APMC wholesale markets, which moved here from south Mumbai in stages, trade produce, grain, spices and flowers for the whole region every night. Mangroves line the creek on its western side. Half a century on, Vashi is being rebuilt from within.
Vashi is a planned town whose first buildings are wearing out. As old CIDCO blocks give way to towers, clearance thresholds, tree permissions and new sewage plants arrive in streets where families have lived for decades. The wholesale markets throw off a very large load of organic waste each day. Plots on the creek side meet the coastal rules and the mangrove buffer. And the rebuilt town has to be cooler, leafier and thriftier with water than the one it replaces.

01Our Vashi society is being redeveloped. Is environment clearance the developer's job or ours?
The developer applies, as project proponent. The society still has reason to check, because a tower built without a clearance it needed can run into trouble at the occupation stage, and the residents are the ones waiting to move back. Ask the developer for the clearance letter, or a written reason why none is required. We can read either for the managing committee.
02Can our society ask the developer to build to a green rating?
Yes, and the development agreement is where to do it. A clause naming the rating and level turns a hope into an obligation the developer has to meet. We can suggest a level that is realistic for the plot and review the developer's design against it as the drawings progress.
03Our compound has big old trees. Will the redevelopment take them all?
Not necessarily. Many can stay if the layout allows for them early; basement edges and driveways usually decide it. A few can be moved. The society is best placed to ask for this before the plans are frozen, and a tree survey gives it something concrete to ask for. We do that survey and mark which trees can realistically stay.
04Our Vashi society produces around 100 kg of kitchen waste a day. Must we process it on site?
Very likely. The solid waste rules expect bulk generators to process kitchen waste themselves, and NMMC applies that to larger societies and establishments. A converter sized to 100 kg fits in a compound corner or a stilt bay. We weigh the waste for a fortnight, recommend a machine, and arrange the sorting and somewhere for the compost to go.
05Our Vashi hospital already has a biomedical waste agency. What else do we have to manage?
Everything that is not biomedical: kitchen waste, packaging, scrapped equipment and ordinary office waste. These have to be kept apart from the clinical stream and sent by their own routes, with records for each. We walk the wards and service areas, fix the sorting points and set up the registers inspectors ask to see.
