Airoli is Navi Mumbai's northern node, where the bridge from Mulund lands. Housing sectors lie west of the Thane-Belapur highway, while the TTC industrial area begins to its east. Along the road, big technology campuses and server halls have replaced or joined factory plots, drawing thousands of people each day from across the region. On the western side, the creek edge belongs to the flamingo sanctuary, and a visitor centre on the creek's marine life overlooks the mangroves. The node is still growing, with new towers, roads and campuses coming up.
Airoli's questions come from technology campuses and housing built beside a protected wetland. Land towards the creek falls near, or inside, both the sanctuary's buffer zone and the coastal zone. Data centres draw large, steady loads of power and water, and their customers ask to see both. IT parks and towers need sewage plants that cope with weekday crowds and empty weekends. And the node's growth must leave room for the mangroves and birds on its western edge.

It could. The eco-sensitive zone extends beyond the sanctuary boundary, and its width is not the same everywhere, so a plot some way inland may still be inside it. The notified map settles the question. We locate your site on that map and confirm if the NBWL step belongs in your approvals.
02Which green rating suits a data centre in Airoli?
IGBC runs a rating written for data centres, and LEED can be applied too. Both examine cooling and power efficiency closely. The choice usually follows what your customers specify in their tenders. We weigh both against your drawings and your customers' tender language, then advise.
03Why does our IT park's STP struggle during the Diwali holidays?
With few people in the building, the bacteria are starved and the sludge can turn septic. Running the blowers intermittently, cutting back sludge wasting and, in a modular plant, resting one stream all help. We write a low-load procedure your operator can switch to for holidays and long weekends.
04Our boundary wall is well back from the mangroves. Does the buffer still matter?
It depends on the measured distance and the zone. The buffer and the CRZ lines run from specific features shown on the approved map, which do not always match what is visible on the ground. We draw both lines onto your site plan so you can see exactly where they fall.

By allocating the building's energy between tenants, using floor area, sub-meter readings or a mix of the two, then applying the right emission factors.
