ESG Advisory and Reporting for Data Centre and IT Park Operators
Data centre and IT park operators carry public net-zero and water-positive commitments that have to be substantiated at the level of each campus, because the tenant whose emissions the campus becomes is asking for the underlying numbers.

What this means for data centres & it parks
The disclosure chain in this sector runs in an unusual direction. A colocation or hyperscale campus is the landlord's Scope 1 and Scope 2 but the tenant's Scope 3, and that tenant, frequently a global technology company with a published net-zero date: asks for energy consumed, grid emission factor, renewable attribution, PUE, water withdrawn and consumed, WUE, refrigerant leakage and waste diverted, at campus level and at intervals aligned to its own reporting. Listed Indian owners face the separate obligation of business responsibility and sustainability reporting to the securities regulator, and lenders and investors apply their own frameworks on top. The underlying data comes from the same meters and monitoring that the clearance and consent already require, but it has to be organised for a different audience and a different question.
How KIPL runs it
KIPL builds the campus-level accounting first, because a commitment that cannot be evidenced per site is a reputational exposure rather than an achievement. That means an energy and emissions inventory with a defensible boundary and treatment of renewable attribution; a water account that distinguishes withdrawal from consumption, the evaporative loss in the cooling towers being the number that matters for any water-positive claim; refrigerant and waste streams tracked from the same records used for statutory compliance; and reporting formats that answer what tenants and lenders actually request. We keep the ESG figures reconciled with the water and energy declarations in the EC, consent and CGWA files, because the divergence between a marketing claim and a regulatory filing is the exposure that is hardest to defend.
- Tenant Scope 3
The occupier reports your campus
Hyperscale and enterprise tenants must account for colocation emissions in their own inventories, so campus-level energy, emission factor and water data is a contractual information duty.
- BRSR
Listed owners disclose formally
Listed Indian owners and REITs report on prescribed sustainability parameters, which requires the campus data to be auditable rather than indicative.
Water-positive claims need a consumption figure
Evaporative cooling consumes water permanently, so a credible claim rests on measured withdrawal and consumption, not on a withdrawal number alone.
What you receive
Written for data centres & it parks, not adapted from a template.
- 01Campus-level GHG inventory across Scope 1, 2 and material Scope 3, with boundary and methodology stated
- 02Renewable energy attribution treatment (open access, captive or instruments) documented defensibly
- 03Water account distinguishing withdrawal, consumption through evaporation, blowdown and reuse
- 04PUE and WUE reporting basis consistent with the design and certification documentation
- 05Refrigerant, e-waste and battery data drawn from statutory compliance records
- 06Tenant and lender disclosure pack, and input to the owner's BRSR or investor reporting
Questions from data centres & it parks
What data centres & it parks ask before appointing us.
Answered against the regulation as it stands, not as a sales pitch. If your situation is not here, ask us directly.
Ask a question →Why do our tenants ask for campus-level environmental data?
Because your Scope 1 and 2 are their Scope 3. A tenant with a published net-zero target has to account for the emissions of the colocation capacity it uses, and it can only do that with your campus energy, emission factor, renewable attribution and water figures. The request is a reporting requirement on their side, which is why it is increasingly written into the agreement.
How is a water-positive claim substantiated for a data centre?
By measuring what is actually consumed rather than what is withdrawn. Evaporative cooling removes water permanently from the local system, so the claim rests on the consumption figure, the reuse of treated sewage that offsets it, and any recharge or restoration credited against it: with the recharge measured, located and maintained rather than asserted. The figures should also match the water balance filed with CGWA and in the clearance.
Should ESG reporting and regulatory compliance be handled together?
It is far safer. Both draw on the same meters, monitoring reports and waste manifests, and a difference between the water or energy number in an ESG disclosure and the one in a compliance report or a CGWA return is difficult to explain to either audience. Running them from a single dataset removes that exposure.
Does an IT park landlord have the same obligations as a hyperscale operator?
The frameworks are similar but the data problem is different. A multi-tenant IT park has to allocate common-area and shared-plant consumption across occupiers, which needs a metering strategy and an allocation methodology that tenants will accept. A single-user hyperscale campus has a simpler boundary but far larger absolute numbers.
What does PUE contribute to ESG reporting?
It is the efficiency indicator the sector is judged on, but it is a ratio, not an emissions figure. It should be reported alongside absolute energy and emissions, because a campus can improve PUE while increasing total consumption as load grows. Reporting the ratio alone tends to invite exactly that question from an informed tenant.
Where does e-waste fit in ESG disclosure?
Server and battery refresh cycles generate significant quantities, and the diversion and recycling figures are a standard disclosure item. Conveniently, the records required under the E-Waste (Management) Rules 2022 and the Battery Waste Management Rules 2022 (recycler details, quantities, documentation) are the same evidence base, so statutory compliance and disclosure can be served by one set of records.
