Green Building Certification for Data Centres and IT Parks

For a data centre or IT park, green building certification is usually a contractual term in the lease or the colocation agreement rather than a discretionary badge, which changes how it must be planned and evidenced.

What this means for data centres & it parks

Hyperscale tenants and large IT occupiers commit publicly to energy and water performance and push those commitments down into their leases, so LEED, including its Building Design and Construction rating stream for data centres, IGBC or GRIHA certification becomes a deliverable with a date attached rather than a marketing objective. The technical content differs sharply from a commercial office. Energy performance is dominated by cooling and electrical distribution losses rather than by lighting and envelope, so the modelling revolves around Power Usage Effectiveness, part-load chiller and economiser behaviour, and airflow containment. Water is the second axis: evaporative cooling makes Water Usage Effectiveness and the source of make-up water a live question, and a certification claim built on municipal supply while the site actually draws groundwater will not survive scrutiny.

How KIPL runs it

KIPL runs the certification as a design-stage exercise tied to the same numbers used in the Environment Clearance and the consent application, because a campus that declares one water demand to the appraisal authority and another to the rating body has a problem it will not notice until an audit. We set the target rating against what the lease requires, fix the credit strategy while the mechanical design is still movable, hold the documentation through construction, and take the project through the rating body's review to final award. The usual damage in this sector comes from certification being started after the chiller selection is frozen, when the credits that carry the most weight are no longer available and the shortfall has to be bought back through measures that cost more and deliver less.

  • Lease condition

The tenant contracts for the rating

Colocation and build-to-suit agreements name the rating system and level, so certification failure is a commercial default, not a missed opportunity.

  • PUE / WUE

    Performance is measured, not asserted

Energy and water effectiveness metrics are reported to occupiers and investors, so the modelling behind the rating has to match how the plant is actually operated.

  • Cooling design decides the outcome

Most of the achievable credit sits in chiller selection, economiser strategy and containment, all of which are settled early: certification started late inherits the design rather than shaping it.

What you receive

Written for data centres & it parks, not adapted from a template.

  • 01Rating system and level selected against the tenant or lease requirement, with a credit feasibility matrix
  • 02Energy model covering cooling plant, part-load behaviour, economiser hours and PUE at design and expected load
  • 03Water strategy reconciling make-up source, treated-sewage reuse and blowdown with the WUE claim
  • 04Alignment of energy, water and waste figures with the EC and consent submissions
  • 05Refrigerant, commissioning and measurement-and-verification documentation for the plant rooms
  • 06Submission, review responses and final certification award with the rating body

Which rating system suits a data centre in India?

LEED is the most commonly specified by international operators and tenants and has a rating stream aimed at data centres; IGBC and GRIHA are widely used where the driver is domestic policy, incentives or an Indian landlord's portfolio standard. The choice is usually made by the tenant's own commitments, so it is settled in the lease negotiation rather than by the design team.

How does certification interact with the Environment Clearance?

They draw on the same underlying numbers: connected load, water demand, treated-sewage reuse, waste quantities. Keeping them consistent matters because both are auditable, and a divergence between the figure filed with the appraisal authority and the figure claimed for a credit is difficult to explain after the fact. Running them together is simply cheaper than reconciling them later.

Can an existing IT park be certified, or only new construction?

Both routes exist. New construction is rated on design and build, while an operating campus is rated on how it is actually run: metered energy and water, waste diversion, indoor environment and maintenance practice. For an occupied IT park the operational route is often more achievable and more credible to tenants, because it reflects performance rather than intent.

What is PUE and why does the rating body care about it?

Power Usage Effectiveness is the ratio of total facility energy to the energy delivered to IT equipment, and it is the industry's shorthand for how much overhead the cooling and electrical systems impose. It matters to a rating because in a data centre almost all the addressable efficiency sits in that overhead, and it matters to tenants because it drives their operating cost and their own reported emissions.

Does using groundwater for cooling affect certification?

It affects both the water credits and the credibility of the claim. Rating systems reward reduced potable and freshwater consumption and reward reuse of treated water; drawing groundwater for evaporative make-up works against that and, separately, requires a CGWA NOC with a water balance that will be compared against what the rating documentation says. The two files should tell the same story.

When should certification start?

Before the mechanical design is frozen. The credits with the largest effect depend on chiller and economiser selection, containment, metering strategy and the water reuse scheme, all of which become expensive to change once procurement has begun. Starting at fit-out stage generally means paying more for a lower rating.
