Majiwada sits at the junction where the Eastern Express Highway meets the start of Ghodbunder Road, with flyovers and the Metro Line 4 viaduct overhead. The old village of Majiwada survives in lanes of low houses, now enclosed by towers of twenty floors and more. Around it are commercial blocks, hotels and offices, much of it built on land that was once industrial or open. Traffic between Mumbai, Ghodbunder Road and the highways north passes through the junction day and night. The neighbourhood is largely built out: the change now is redevelopment and densification rather than new ground.

Majiwada's questions are those of a built-out junction. Air and noise from the highway and flyovers reach flats directly. Redevelopment replaces low buildings and open compounds with towers, and with them go trees and unpaved ground that used to take monsoon water. Each new building needs its own sewage treatment and waste processing in a place with little room for either. And the old village lanes, with their own drains and trees, sit inside a neighbourhood now built to a very different scale.

Straight answers

Majiwada: common questions.

01Our Majiwada redevelopment replaces an old building of similar size. Does it still need clearance?

Clearance looks at the new project's built-up area, not the difference from what stood before. If the new building crosses the threshold, it needs clearance even though the old one was large too, and redevelopment incentives often raise the area further. We calculate the new figure early and plan the application alongside the TMC approvals.

02Our Majiwada tower faces the highway. Does a green rating help with the noise?

Indirectly. Some rating systems reward acoustic comfort, and all of them reward the airtight, well-glazed envelope that also cuts noise. A rating does not fix noise on its own. We look at the facade, glazing and ventilation together, so the flats are quiet with the windows closed and still receive enough fresh air.

03A large banyan stands on the boundary between our plot and the lane. Who decides what happens to it?

The Tree Authority, whoever owns the ground. A boundary tree needs the same application as any other, and if it stands on public land the corporation is also its owner. Banyans rarely survive being moved at that size, so keeping it usually means designing around its canopy and roots. We map it early so the architect can.

04Can treated STP water go to our building's cooling tower?

It can, with further treatment. Cooling towers need water low in hardness, suspended solids and nutrients, or they scale and grow algae. A polishing step (filtration with softening, or membranes) usually sits between the STP and the tower. We check the tower's make-up requirement and the plant's output, then size that step to fit.

05Our restaurant's kitchen waste is oily. Can a composter handle it?

In moderation. Oil slows composting and turns the mass sour, so fryer oil should go to an authorised collector, not the composter. Food waste with some oil can be composted with enough dry bulking material, sawdust or coir: and a good mixer. For large kitchens, biomethanation can suit better. We test a week's waste before choosing.
