Mumbra is a TMC ward on a narrow strip of land between the Parsik hills and the creek, east of Kalwa, with the railway running along the water's edge and the Mumbra bypass cut into the hill above. It is among the most densely built parts of the city: mid-rise buildings packed into lanes, older settlements, and busy market streets near the station. The hill rises steeply behind, with the Mumbra Devi shrine near its top and houses on its lower slopes. Kausa, to the south, continues the same pattern, and new building is still going up at the ward's edges.
In Mumbra the ground itself is the first question. Homes on the lower slopes of the Parsik hill face landslide and rockfall risk in heavy rain, and cutting into the hill for new building adds to it. The creek edge carries the railway, and the land between them is tight and partly within the coastal zone. Waste and sewage from dense lanes find their way to the creek. And the redevelopment of old buildings, when it comes, will change the ward's density, its drainage and its need for open ground.

Straight answers
Mumbra: common questions.
01Our building will be redeveloped together with three others in the lane. Will the new project need clearance?
If the combined built-up area crosses the threshold, yes. The plots are assessed together because they are built as one project. That brings requirements for sewage treatment, waste handling and green cover on site. We calculate the area from the proposed plans and explain what the clearance would ask for before members agree the scheme.
02Excavation has started uphill of our building. What should we ask the builder?
Ask how the cut will be supported and drained through the rains (retaining walls, drainage behind them, and covering of exposed slope) and whether a structural engineer has checked the effect on neighbouring buildings. If the answers are unclear, write to the ward office. We can review the site's plan and tell you what is missing.
03Will planting trees on the slope behind our building reduce landslide risk?
It helps over years, not in the coming monsoon. Deep-rooted native trees and grasses bind the surface soil and slow runoff, but they do not replace retaining walls or drainage where a slope is already unstable. On public or forest land, planting needs the owner's consent. We assess the slope with an engineer and plant where it genuinely helps.
04Can the wet waste from a market be processed locally instead of trucked away?
Often it can. Vegetable and fruit waste composts or digests well, and a small composting or biomethanation unit near the market cuts transport and smell. It needs space, a reliable operator and an agreed use for the output. We assess the market's waste and the land available, and propose a unit the corporation or a traders' association can run.
05Our building beside the creek is due for redevelopment. Can it be rebuilt taller?
Possibly, but the coastal zone decides first. If the plot is within CRZ, its category and the approved coastal plan determine what reconstruction is allowed, and MCZMA's recommendation is needed. Height and FSI then follow the town-planning rules within those limits. We check the plot's position and category before any plans are drawn.
