Ghodbunder Road runs north-west from Majiwada to Gaimukh, where it climbs through the ghat towards Mira-Bhayandar and the Western Express Highway. For much of its length the hills of Sanjay Gandhi National Park rise on one side, and the land falls away on the other towards the creek and its mangroves. Between the two, farmland and village land have become towers and gated townships, Manpada, Waghbil and Owale are now names of residential neighbourhoods as much as villages. The Metro Line 4 viaduct runs along the road, and service roads, flyovers and widening have followed it. The corridor is still filling in.

The corridor's questions come from building a city quickly between two protected edges. On the creek side, how far the coastal zone and the mangroves reach into a plot. On the hill side, how excavation into rock and slope behaves in the monsoon. Along the road itself, metro and widening works have added dust and traffic to a corridor already carrying both. And every completed township needs water, sewage treatment and waste handling that keep working long after the developer leaves.

Straight answers

Ghodbunder Road: common questions.

01Our layout got clearance years ago. We now want to load TDR on the last two towers. What changes?

If the extra area takes the project beyond what the clearance approved, it needs an amendment: and if it pushes the total across the next threshold, appraisal at that level. We recalculate the whole layout's built-up area, including the towers already occupied, and advise which route applies before revised plans go to TMC.

02The developer's compliance report says our STP water is reused for flushing. It isn't. What should we do?

Tell the developer in writing, since the clearance usually remains in their name until it is transferred. Then find out why: often dual plumbing was laid but never connected, or the treated water does not meet the standard for reuse. We can inspect the plant and the pipework, test the water, and set out what it would take to make the report true.

03Can compensatory planting for our project be done somewhere else in Thane?

Sometimes. The Tree Authority generally prefers planting on the same plot and sets the number, and often the species. Where the plot cannot hold them, it may allow planting at a site it designates. We raise the question early, propose native species suited to the ground, and keep the survival record the authority will check.

04Our STP sits under the clubhouse and smells every evening. Can it be fixed without moving it?

Usually. Evening odour points to septic conditions: sludge left too long, weak aeration, or a collection tank holding the morning's flow into the afternoon. We check the process, blowers and vents, then correct the sludge routine, aeration and ventilation, adding odour control where some remains. Moving a plant is rarely the answer.

05Part of our plot shows mangroves on the survey map but there are none on the ground. Does that still matter?

It may. Mangroves shown in government records or on the approved coastal plan are taken seriously even where they have since been damaged or cleared, and clearing them is itself an offence. We compare the survey map, the coastal plan, satellite imagery across years and the site, and tell you plainly what the record is likely to hold you to.
