Buildings, campuses and townships seeking a green rating

Kharghar was planned by CIDCO and now falls within the Panvel Municipal Corporation, formed in 2016, which has taken over civic services from CIDCO in stages. Its compliance work follows its buildings. Dense housing sectors run from the Sion–Panvel highway up towards the hills, with hospitals and campuses such as ACTREC and NIFT among them. To the east lies the Taloja industrial area. A society running its own sewage plant, a hospital handling biomedical waste and a college preparing for accreditation each hold duties that outlast the building's approvals.

Rated buildings in Kharghar are mostly residential towers and institutional blocks: colleges, hospital wings and research facilities. The hill behind the node changes the site credits. Upper-sector towers catch wind but also take storm runoff off the slope, and the plots below receive that water. A hospital runs cooling and hot water day and night, so its energy model differs from a housing block's. We choose the rating route for the building type and model it early: for the patients, students or residents who will live with its running costs. The work is carried from our base in the region by named people, start to finish, not passed down a chain.

Local demand

What drives green building certification in Kharghar.

The second driver is the institutions and their neighbour. Kharghar holds engineering, management, design and medical campuses, and NAAC's accreditation framework asks colleges to show green, energy and environment audits, so audit work arrives on an academic calendar. Hospitals and research centres face similar questions from boards and funders. The Taloja industrial area shapes the rest. Its chemical and pharmaceutical units carry consents, hazardous-waste returns and EPR obligations, and residents of the eastern sectors have long complained about the air that drifts across. Both sides of that boundary now want evidence rather than assurances.

Kharghar's newer towers are sold to buyers who compare maintenance charges as closely as carpet area, and in a node where water supply is a long-running complaint, efficient fixtures and treated-water reuse are easy to explain. Institutions have their own reasons. Publicly funded campuses and hospitals are often asked for a GRIHA rating, and private colleges see energy and water savings directly in their operating budgets. The node's west-facing and hill-shadowed plots also make orientation a real design choice rather than a formality.

Straight answers

Green Building Certification in Kharghar: common questions.

01Our Kharghar hospital is adding a new wing. Can the wing alone be rated?

Yes. IGBC and GRIHA can both rate a new building on an existing campus, provided its boundary and shared services are clearly defined. Hospitals are demanding cases: round-the-clock cooling, hot water and infection-control ventilation cannot be traded away for points. We set a realistic target around those fixed loads and show which credits the wing can still win.

02Our Kharghar college needs a green audit for NAAC. What does it involve?

A close look at how the campus uses energy, water and paper, how it handles waste, including laboratory chemicals and e-waste. And how much of it is green. NAAC looks for the audit report and for evidence that its findings were acted on. We carry out the audit, write it in the form assessors expect, and list changes the campus can make before its next cycle.

03How long does green building certification take in Kharghar, and who is involved?

MPCB · SEIAA Maharashtra · CPCB (EPR) · Panvel Municipal Corporation · CIDCO are the bodies a Kharghar project works with. On timing: runs alongside design & construction. KIPL sets out a realistic Kharghar schedule once the site and the scope have been read, and carries the work through to the outcome, with comparable work on the record such as SHENDRA AND BIDKIN INDUSTRIAL AREA, AURANGABAD.
