Green Building Certification for Corporate Campuses
A LEED, IGBC or EDGE rating on a campus building is the audited evidence behind the sustainability claims in the annual report, which is why the operational ratings for existing buildings matter more to an estate team than the design ratings do.

What this means for corporate campuses
Most corporate campuses are already built. That makes the relevant question not how to certify a new block but how to rate the buildings that are already running, under the rating systems written for existing buildings in operation. Those systems are demanding in a different way from design ratings: instead of drawings and specifications, they want twelve months of metered energy and water performance, waste diversion records, indoor environmental quality measurement and documented operating policies. An estate team that has never sub-metered a building finds the data requirement, not the technical standard, is the obstacle.
How KIPL runs it
KIPL runs certification from the position the campus is actually in: a gap assessment against the chosen rating system, an honest view of which credits are attainable with the metering and systems in place, and a sequence that puts the data-gathering credits first because they set the timeline. Where a campus is chasing a rating for reporting purposes, choosing the rating system is itself a decision worth taking deliberately: the system, its version, and whether the certification covers a building, several buildings or the campus all change the cost and the claim that can be made afterwards. The pattern to avoid is registering first and discovering later that the performance period had not started.
The rating is the evidence for the claim
A third-party certification is verifiable in a way an internal sustainability statement is not, which is why boards and investors treat it as the supporting evidence.
Existing buildings need performance data, not drawings
Operational rating systems require metered energy and water performance, waste records and indoor environment measurement over a defined performance period.
Tenant and occupier expectations
Occupiers and their own reporting increasingly ask for the certification status of the space they take, making it a leasing and retention consideration for the estate.
What you receive
Written for corporate campuses, not adapted from a template.
- 01Rating system and version selection, with certification boundary defined across the campus
- 02Gap assessment against the chosen system, credit by credit, with attainability assessed honestly
- 03Metering and monitoring plan to establish the performance period data the rating requires
- 04Operating policy documentation (purchasing, cleaning, waste, indoor environment) as the rating requires
- 05Documentation, submission and response to review comments through to certification
- 06Recertification calendar and data continuity plan so the rating does not lapse

Ask a question →Can an existing campus building be certified, or only new construction?
Existing buildings can be certified under the operational rating systems, such as LEED for building operations and maintenance and IGBC's ratings for existing buildings. These assess how the building actually performs rather than how it was designed, which makes them the relevant route for an established campus.
What is the biggest obstacle for an existing building?
Data. Operational ratings require a performance period of metered energy and water data, waste records and indoor environmental measurements. Campuses that have not sub-metered individual buildings have to install metering and then wait out the performance period, and that, rather than any technical upgrade, usually sets the timeline.
Which rating system should we choose?
It depends on what the claim is for. LEED carries wide international recognition, IGBC is well understood domestically and has ratings tailored to Indian building types and campuses, and EDGE is lighter and often used where a finance or affordability angle matters. The choice should be made against the audience for the claim before registration, not after.
Does a rating expire?
Operational certifications are valid for a defined period and require recertification, which depends on continuing to hold the performance data. A campus that certifies once and then stops monitoring finds recertification harder than the original certification, which is why the data continuity plan belongs in the original scope.
Can the whole campus be certified as one?
Depending on the rating system, campus-level and multiple-building certification routes exist and can be more efficient than certifying buildings individually. The boundary decision affects both cost and what can be claimed afterwards, so it should be settled at the outset with the reporting use in mind.
How does certification relate to our ESG disclosure?
It is supporting evidence rather than a substitute. The disclosure reports consumption and performance figures; the certification independently verifies that the building meets a defined standard. Groups typically cite the certification in the disclosure, which is why the boundary of the certification and the boundary of the reported data should be consistent.
