Green Building Certification

EDGE Certification: the IFC's resource-efficiency rating, measured against a local base case.

EDGE is the International Finance Corporation's green building certification, which requires a project to demonstrate at least a twenty per cent saving in energy, in water and in the embodied energy of materials against a local base case.

What it is

EDGE, Excellence in Design for Greater Efficiencies: was created by the IFC, part of the World Bank Group, as a resource-efficiency certification aimed at emerging markets. Unlike credit-based rating systems, it sets a single quantified test across three resources: energy, water and the embodied energy of materials, each measured against a base case built from local climate, construction practice and utility data. Certification is awarded at EDGE Certified, with higher tiers for deeper energy savings and for zero-carbon performance.

KIPL models the project in the EDGE software, identifies the measures that reach the thresholds at the lowest capital cost, and prepares the evidence for both stages of assessment, the preliminary certification based on design and the final certification after construction, verified by an appointed EDGE auditor. The value of EDGE for many clients is that it produces a defensible efficiency number, which is what development finance institutions and green-loan lenders ask for.

Straight answers

EDGE Certification: common questions.

01What does EDGE require?

A minimum twenty per cent saving in each of three areas (operational energy, water, and the embodied energy of materials) measured against a base case representing typical local practice for that building type and climate. All three must be met; strong performance in one does not compensate for a shortfall in another, which is what distinguishes EDGE from point-based systems.

02What are the EDGE certification tiers?

The entry tier is EDGE Certified, at the twenty per cent thresholds. A higher tier recognises substantially deeper energy savings, and the highest recognises net zero carbon operation. Moving up the tiers is essentially an energy question, since the water and materials thresholds are the qualifying floor throughout.

03How is EDGE different from LEED, IGBC or GRIHA?

Those are multi-criteria rating systems that score a wide range of design and site attributes and award a level by points. EDGE tests three quantified resource-efficiency outcomes against a local baseline and nothing else. It is narrower and faster, and it produces a percentage saving that lenders can underwrite, which is why it is common on affordable housing and on projects financed by development institutions.

04Who issues an EDGE certificate?

The IFC owns the EDGE standard and software, but certification is issued through certification providers it appoints, using independent auditors who verify the design-stage and post-construction evidence. The project's own modelling is the input to that verification, not the decision.

05What are the two stages of EDGE certification?

A preliminary certification is issued on the design case, which is what a developer or lender can rely on early. Final certification follows construction, when the auditor checks that what was built matches the modelled measures. If specifications were value-engineered out during construction, the final result changes. The design certificate does not carry through automatically.

06Why do lenders ask for EDGE?

Because it yields a verified, comparable efficiency percentage against a local baseline, which fits the eligibility criteria of green loans, green bonds and development-finance portfolios more directly than a rating level does. Where a project is raising green-labelled finance, this is usually the reason EDGE appears in the term sheet.

07Can EDGE be pursued alongside another certification?

Yes, and it often is, EDGE for the finance case and IGBC, GRIHA or LEED for market recognition. The energy and water modelling substantially overlaps, so the incremental effort is mostly in the separate evidence formats and audits.

08What happens if the built project misses a threshold?

Final certification is not issued at that tier. The realistic remedies are to restore the specification, substitute an equivalent measure that closes the gap, or accept a lower outcome. This is why the as-built reconciliation should be tracked during construction rather than discovered at the audit.
