Green Building Certification for Real Estate & Construction: IGBC and GRIHA ratings as a sales asset and a sanctioning argument.
IGBC and GRIHA certification gives a real estate project a third-party rating it can sell against at launch and, in several urban local bodies, a basis for claiming green-building incentives: provided the rating is designed in rather than retrofitted at handover.

What this means for real estate & construction
For a developer, a green rating does two jobs. Pre-certification, awarded on the design, arrives in time to appear in the launch campaign and in the channel-partner deck, which is why it is sought before the first booking rather than after the last. Beyond marketing, several urban local bodies and state schemes offer concessions for rated buildings (additional floor space, premium or property-tax relief depending on the authority) and the exact entitlement has to be confirmed with the sanctioning authority for your specific plot, because it varies and it changes. The rating criteria themselves overlap heavily with what the Environment Clearance already obliges the project to do: treated-water reuse, wet-waste processing on site, pervious area and native planting, construction-phase waste segregation, energy performance against the Energy Conservation Building Code. A project running the two separately does the same work twice and evidences it inconsistently.
How KIPL runs it
KIPL runs certification against the clearance file rather than beside it, so the same water balance, the same STP reuse figures, the same plantation schedule and the same waste-handling arrangement serve the SEIAA condition and the rating credit. The pattern that wastes money in this sector is a rating consultant appointed after the structure is out of the ground, when the credits that were cheap at design stage (orientation, envelope, shading, plumbing fixture specification, submetering) are now either impossible or expensive, and the project settles for a lower rating than it paid to chase.
- IGBC / GRIHA
Pre-certification is a launch instrument
A design-stage rating can be quoted in the launch, which is the point at which a buyer is comparing your project with the one across the road. Awarded after completion, the same rating has missed most of its commercial value.
ULB incentives, where they apply
Several urban local bodies and state schemes attach concessions to rated buildings, but the entitlement differs by authority and by scheme. It should be confirmed with the sanctioning authority for the specific plot before it is priced into a proforma.
- 8(a)
The EC already commits you to most of it
Treated-water reuse, on-site wet-waste processing, native planting and construction waste management are Environment Clearance conditions as well as rating credits. Running them as one workstream is cheaper and evidences better.
What you receive
Written for real estate & construction, not adapted from a template.
- 01Rating-system selection and feasibility (IGBC Green Homes or Green New Buildings, or GRIHA) against the project type and target level
- 02Credit-by-credit scorecard with the design decisions each credit requires, priced at concept stage
- 03Design integration with the EC conditions: water balance and STP reuse, plantation, pervious area, waste segregation
- 04Pre-certification submission and award timed to the sales launch
- 05Documentation of the incentive position with the relevant urban local body, where a scheme applies
- 06Construction-stage evidence collection and the final rating submission at completion
Questions from real estate & construction
What real estate & construction ask before appointing us.
Answered against the regulation as it stands, not as a sales pitch. If your situation is not here, ask us directly.
Ask a question →When should we start on green certification: at design or at completion?
At concept, because the high-value credits are design decisions. Orientation, envelope and glazing, shading, plumbing fixture specification, submetering and the reuse plumbing for treated water are cheap on a drawing and expensive on a built structure. A rating chased after the structure is up almost always lands below the level the project set out to achieve.
IGBC or GRIHA: which should a residential project choose?
It depends on the project type, the buyer you are selling to and any scheme the sanctioning authority recognises. IGBC is more commonly cited in private residential marketing in western India; GRIHA is often the reference where a government or institutional stakeholder is involved. We assess both against your target level and your capital plan rather than defaulting to one.
Does a green rating actually get us extra FSI?
Some urban local bodies and state schemes attach incentives to rated buildings, and the form varies: additional floor space, premium relief, property-tax concession. The entitlement must be verified with the sanctioning authority for your plot before it is counted in a feasibility, because it is neither uniform across Maharashtra nor permanent.
Does certification duplicate the Environment Clearance work?
It should not. Treated-water reuse, wet-waste processing, native plantation and construction waste management are conditions of the 8(a) clearance and credits in the rating system at the same time. Run together, one set of evidence serves both; run separately, you pay twice and risk two versions of the same number.
Can we advertise the rating before it is awarded?
You can advertise a pre-certification once it has actually been granted, described accurately as a design-stage pre-certification. Advertising a final rating that has not been awarded is a representation to buyers that the project may not be able to honour, and under RERA a representation in marketing material is not a casual thing.
What happens to the rating after handover?
The final rating is awarded on completion evidence, and the systems it was awarded for (the STP reuse loop, the submetering, the waste processing) have to keep working under the society's operation. Handing over an as-built rating file and an operations note is what stops a rated building from quietly ceasing to perform in its second year.
