Green Building Certification

LEED Certification: the international rating, run by USGBC and awarded through GBCI.

LEED is the US Green Building Council's international green building rating system, certified through GBCI at four levels, Certified, Silver, Gold and Platinum.

What it is

LEED, Leadership in Energy and Environmental Design, is developed by the US Green Building Council and administered for certification by Green Business Certification Inc. It covers different project types through separate rating systems: Building Design and Construction, Interior Design and Construction, Operations and Maintenance, Neighborhood Development and others. Projects must meet mandatory prerequisites and then earn optional credits, with the level determined by total points on a 100-point base scale plus innovation and regional credits.

KIPL manages LEED for Indian projects end to end: selecting the rating system and version, setting a credit strategy that a project can actually deliver on Indian supply chains and site conditions, coordinating the energy model and other technical backup, uploading documentation to LEED Online, and handling preliminary and final review comments through to the certificate.

Straight answers

LEED Certification: common questions.

01What are the LEED certification levels?

LEED awards four levels by total points earned, Certified, Silver, Gold and Platinum, in ascending order, on a scale where the base rating systems total 100 points plus additional innovation and regional priority points. Prerequisites must be met regardless of level; they earn no points but a project cannot certify without them.

02Who certifies LEED, USGBC or GBCI?

The US Green Building Council develops and owns the LEED rating systems; Green Business Certification Inc., a separate body, administers the certification reviews and issues the certificates. Practically, a project registers and submits on LEED Online and receives its decision from GBCI's reviewers.

03Is LEED India still a separate rating system?

No. LEED India, which was previously facilitated locally, was discontinued and Indian projects now register directly under the international LEED rating systems with USGBC and GBCI. Projects seeking an Indian-benchmarked system look to IGBC or GRIHA instead: which is a different decision, not a substitute route to LEED.

04Which LEED rating system applies?

It follows the project's nature: Building Design and Construction for new construction and major renovation, Interior Design and Construction for tenant fit-outs, Operations and Maintenance for existing buildings in use, and Neighborhood Development for larger developments. A fit-out inside a certified base building takes a different route from the base building itself.

05Which LEED version does a project use?

The version in force at the time of registration, within the registration window USGBC allows for each version. Because credit requirements and thresholds change between versions, the version is a substantive decision. A strategy built on one version's credits does not transfer intact to another.

06Is LEED harder to achieve in India?

Not harder, but different. Several credits depend on documented product attributes, third-party declarations and supply-chain evidence that Indian vendors may not hold as standard, and the baselines and referenced standards are international. The workable approach is to fix the credit strategy early around what the local supply chain can actually evidence, rather than assuming documentation will be available at procurement.

07What happens during LEED review?

Submitted documentation goes through a preliminary review in which credits are marked anticipated, pending or denied with comments; the project responds and resubmits for final review, after which the level is awarded. Budgeting time for at least one round of comments is realistic. A clean first pass on every credit is uncommon.

08Can a building hold LEED and an Indian rating together?

Yes. Projects sometimes pursue LEED for international stakeholders and IGBC or GRIHA for domestic recognition or a state incentive. The underlying technical work (energy modelling, water calculations, commissioning) largely serves both, but the documentation formats and the submissions are separate, so dual certification adds administrative effort rather than duplicating the engineering.
