Balkum sits between Majiwada and Kolshet, along the road that leaves Thane for Bhiwandi. It began as a village towards the creek, and its old core of low houses and narrow lanes is still there. Around it, older industrial and storage plots have been giving way to residential towers, and the pace has picked up as Balkum has become part of the wider Ghodbunder Road housing market. Heavy trucks bound for the Bhiwandi warehouses pass along its edge. Towards the creek the ground is low, and mangroves hold the tidal margin.
Balkum's questions come from sitting on a freight route and beside a creek. Truck traffic brings dust, diesel exhaust and noise to buildings that are now homes. Low ground near the creek takes water in heavy rain, and each plot raised above flood level pushes that water somewhere else. Older industrial and storage plots change hands with little record of what was kept on them. And the village core, with its own drains and trees, is squeezed as towers rise around it.

Straight answers
Balkum: common questions.
01We have two adjacent plots in Balkum held by different companies of the same group. Are they one project?
They may be treated as one if they are planned, approved or built as a single development: shared access, shared amenities or a combined layout. Separate companies alone do not keep them apart. We look at how the plans connect and give you a view you can rely on before the building proposals go in.
02The godown we want to buy has a patched floor near the back. Should we test beneath it?
It is worth asking why it was patched. A repaired floor in a storage area can cover a spill, a buried tank or an old drain. A few cores through the slab and samples of the soil beneath cost little against finding a problem after purchase. We scope the testing to what the building is known to have held.
03Will a Miyawaki strip along our boundary really cut the road noise?
A little, and mostly in how the noise feels. A planted belt a few metres deep reduces noise far less than a wall does, but it screens the traffic from view, catches dust and makes the frontage pleasant. If noise is the main problem, glazing and layout do more. We say plainly what planting can and cannot do.
04Our STP flooded last monsoon. Can it be protected where it is, or does it have to move?
Most plants can be protected in place. Raising blowers, pumps and panels above the flood mark, sealing tank covers, and fitting a flap valve on the outfall handle the usual problem. Moving a plant is rarely necessary. We look at last year's flood level and the plot's drainage before recommending either.
05Our Balkum plot floods at high tide in the monsoon. Can we raise the level?
Only after two checks: whether the plot falls within CRZ, and whether mangroves or tidal channels lie on or beside it. If either applies, filling may be prohibited or need MCZMA's approval, and raising one plot can push water onto the neighbours. We survey levels and zoning first, then look at drainage options that do not depend on fill.
