Kolshet lies on Thane's northern edge, where Kolshet Road runs from the Ghodbunder side down towards the creek. Much of the land along it was industrial through the later twentieth century; as those units closed or moved away, their plots were redeveloped as some of the largest residential layouts in the city. The result is a neighbourhood of towers and new internal roads beside an older village and a few surviving industrial compounds. Its creek edge is lined with mangroves, mudflats and tidal channels, with Bhiwandi across the water, and parts of that edge have been opened to the public as waterfront.

Kolshet asks two questions at once. The first is about what lies under its new housing: land that was industrial for decades may still hold residues in soil or groundwater, and not every plot was investigated before it changed use. The second is about its edge: the mangroves and mudflats along the creek are protected, and pressure on them (from fill, debris, sewage and public access) grows as more people live nearby. In between, large layouts need their sewage, waste and green cover to work at the scale they were built.

Straight answers

Kolshet: common questions.

01Our Kolshet plot was a factory until twenty years ago. Will that come up in the clearance?

It may. The application asks about the site's existing and previous land use, and committees reviewing former industrial land often ask whether soil or groundwater was tested. Answering with records and sampling avoids a query that stalls the file. We find out what was made there and test where the history suggests.

02We are buying a flat in a Kolshet layout built on old factory land. Should we be worried?

It is worth asking, not worrying by default. Ask the developer whether a site assessment was done before construction and what it found, larger projects often have one in the clearance file. It matters more where there are basements, borewells or ground-level gardens. We can read an existing report and tell you plainly what it does and does not cover.

03Our layout plan removes a row of old rain trees along the former factory road. Can they be transplanted?

Rain trees move better than most large species, but at that size success depends on root preparation weeks ahead, careful canopy reduction and watering for a long time afterwards, and some will still not survive. We assess each tree and recommend which to try: and where the road can be realigned to keep the row standing, we say so.

04Our STP makes more treated water than we use. Where can it legally go?

Where your consent says. Many allow surplus discharge to the municipal sewer or drain provided the water meets the standards, and some expect reuse targets to be met first. Supplying it to construction sites or industry is sometimes possible with arrangements in place. We read your consent and look for more reuse on site before anything is sent out.

05Can we build a jetty or a path from our layout down to the Kolshet creek front?

Only with coastal clearance, and possibly more. Structures in the intertidal area or on mangrove land need MCZMA's recommendation, and where mangrove land is notified as forest, Forest Department approval too. A path that avoids the mangroves and stays on land is far simpler. We map the route and advise which permissions it would need before anyone designs it.
