Organic Waste Converters · Real Estate & Construction
Organic Waste Converters for Real Estate & Construction: how a housing project meets its wet-waste obligation on site.
For a large housing project, an organic waste converter is the practical way to discharge the on-site wet-waste processing obligation that municipal bye-laws across MCGM, NMMC and PMC impose on bulk generators: provided it is sized to real generation and designed into the building.

What this means for real estate & construction
The obligation itself comes from the Solid Waste Management Rules 2016 and is enforced locally: corporations across the Mumbai Metropolitan Region and Pune require large residential premises to process their wet waste within the premises, and the exact trigger (plot area, generation quantity or unit count) differs by corporation and should be confirmed for the specific project. An organic waste converter, whether a mechanical composter or a controlled aerobic system, is how most projects meet that requirement, because it fits in a basement and runs on a housekeeping routine. What determines whether it works is unglamorous: capacity matched to actual wet-waste generation at full occupancy rather than to a brochure number, a location with water, power, drainage, ventilation and cleaning access, a plan for where the compost goes, usually the project's own landscape: and an operator who has been trained and is paid to run it daily.
How KIPL runs it
KIPL specifies and installs the unit against measured generation assumptions and integrates it with the waste room, the segregation arrangement and the landscape plan, so the compost has a destination and the wet stream reaching the machine is actually wet waste. The units that end up switched off, and there are many, fail for three reasons every time: undersized against real occupancy, installed in a location that makes daily operation unpleasant, or handed to a society with no operating budget and no training. We hand over with a commissioning record, an operating routine and the documentation the corporation and the EC compliance report both ask for.

Wet waste is processed in the premises
Bulk waste generators must process biodegradable waste within the premises as far as possible under the Solid Waste Management Rules 2016. For a housing project, on-site composting is the ordinary way that is achieved.
Municipal bye-laws set the local trigger
MCGM, NMMC, PMC and the other corporations apply their own thresholds and their own enforcement practice for on-site wet-waste processing. The applicable trigger must be confirmed for the specific plot and corporation.

The clearance names it as well
On-site organic waste processing typically appears as an EC condition, evidenced half-yearly. The same installation has to satisfy the corporation and the compliance report.

What real estate & construction ask before appointing us.

Ask a question →Is an organic waste converter compulsory for our project?
The Solid Waste Management Rules 2016 require bulk waste generators to process biodegradable waste within the premises, and corporations across the Mumbai and Pune belts enforce that on large residential premises. An OWC is the usual means rather than a named legal requirement: the obligation is the processing, and the specific local trigger should be confirmed with your corporation.
How do we size the unit?
From wet-waste generation at design occupancy, not at handover occupancy, and with a margin for festival and seasonal peaks. Undersizing is the most common cause of a unit that is quietly bypassed within a year, because a machine that cannot take the day's waste stops being used at all.
Where should the OWC be located?
Somewhere with water, power, drainage, ventilation and easy trolley access, adjacent to the segregated waste room, and not somewhere that makes daily operation unpleasant or that puts odour next to a lobby or a flat. This is a basement-layout decision and needs to be made while the layout can still change.
What do we do with the compost?
The landscape is the natural destination: podium planters, the plantation committed to under the clearance, and the open spaces. Planning that use in advance matters, because a project generating compost with nowhere to put it develops a storage problem that ends with the unit being turned off.
Who runs it after handover?
The society's housekeeping arrangement, which is why the specification has to assume that level of attention and why training and a written operating routine are part of handover. Along with the machine, the society should receive the log formats, the service arrangement and a clear statement of why the obligation exists.
Does the corporation inspect it?
Corporations do verify on-site processing for large societies, and non-processing can affect collection service and attract action. The same installation is also evidence for the EC half-yearly compliance report, so an operating log kept properly serves both audiences.
