Powai grew around its lake, created in the late nineteenth century by damming a stream for the city's water, though it was later dropped from the drinking supply. IIT Bombay occupies a large campus on its shore, and from the late 1980s the planned township of Hiranandani Gardens rose beside it, with towers, offices, schools and hospitals. The forested hills of the national park rise to the north, with Vihar Lake beyond. Mugger crocodiles still live in Powai Lake. Newer towers keep filling the gaps between the township and the hutments climbing the slopes.
Powai's questions are about a lake and a forest edge surrounded by dense building. Sewage and runoff from the catchment have fed weeds and silt into the lake for decades, and its water and shore need restoration rather than decoration. Plots towards the national park sit near its protected edge. The township's older buildings are ageing, and their sewage plants and landscapes with them. And every new tower on a slope adds to runoff, tree loss and pressure on the lake.

01Our Powai site slopes down towards the lake. What will SEAC focus on?
Expect questions on stormwater, slope stability, tree felling and silt control during construction, and on where treated sewage goes. SEAC wants assurance that the lake will get no extra runoff or pollution. We put the drainage plan, slope measures and erosion controls into the application itself, ready before the questions come.
02Does a residential tower in Powai gain from a green rating?
It can. A residential rating pushes the design towards lower power and water use, which reduces maintenance charges for every flat. It also gives buyers independent evidence. The cost is modest if the rating is chosen early. We check the design and tell you what it would take.
03Can a housing society prune trees in its compound without permission?
Routine pruning that does not harm the tree is generally allowed, but heavy lopping or felling needs MCGM's sanction. The line between the two is not always obvious. We assess the trees, advise on what is permitted, and apply for permission where the work goes beyond ordinary pruning.
04Can a housing society help restore Powai Lake?
Yes, mostly by what it sends to the lake. A society whose STP works properly and whose stormwater carries no sewage is already helping. Beyond that, societies can fund shore planting, clean-ups and monitoring with the civic body's permission.
