Chembur is one of Mumbai's older eastern suburbs, with tree-lined residential colonies, markets and gymkhanas, many of its housing societies dating from the decades after independence. To its east the land runs towards Trombay and Mahul, where fertiliser, refinery and power plants stand near the harbour, and the atomic research centre occupies the hill. The Eastern Freeway and the monorail pass through. Old societies are being rebuilt as towers, and slum rehabilitation projects rise at the edges. It remains a leafy residential district, with heavy industry only a few kilometres away.
Two neighbours shape Chembur's questions: the old residential colonies being rebuilt, and the industrial belt to the east. Redevelopment puts mature trees and old compounds under pressure, and each new tower must run its own STP. Air quality near the refineries and chemical plants is a long-running concern for residents, and industrial units there carry green-belt and monitoring conditions. And large rehabilitation projects add dense housing where open ground is scarce.

Straight answers
Chembur: common questions.
01Does the rehab building in our SRA scheme count towards the EC threshold?
Yes. SEIAA treats rehab and sale buildings as one scheme and adds their floor areas together. Many SRA schemes cross the threshold only when both are counted. We prepare the area statement for the full scheme and file on that basis.
02We missed several six-monthly compliance reports. What should we do?
File them, with the data you have and an honest note of any gaps. A late report is far better than none, and a record showing the conditions were met matters most. We rebuild what we can from site records, prepare the reports and advise on any condition that now needs correcting.
03How many trees must we plant for each tree cut in a redevelopment?
That is for the Tree Authority to decide, and it weighs the age of what is cut; the rules for old trees have tightened. The compensatory planting may be required on your plot or elsewhere. We assess the trees, estimate the likely requirement before the application, and plan planting that will actually survive.
04Our new society's STP smells. Is it the design?
Not necessarily. Most new plants smell because they are underloaded or not operated properly, too little aeration or sludge left too long. The design may be fine. We inspect the plant, adjust aeration and sludge handling to the current load, and train the operator.
05How small can a Miyawaki plantation be?
A patch the size of two badminton courts is enough to begin, and even smaller patches can work with good soil and care. What matters is dense planting, native species and maintenance until the canopy closes, usually two to three years. We assess the site, prepare the soil and stay with it through that period.
