The Bandra-Kurla Complex was laid out by MMRDA on low, marshy ground between the Mithi River and Mahim Creek, and it still sits with water on two sides. Over four decades it has filled with bank headquarters, the stock exchange, consulates, a convention centre and hotels, set on wide plots with podium parking below. Few people live here; tens of thousands arrive each weekday by road, suburban rail and now the metro. Underground works for the high-speed rail terminus and fresh towers rising on the last vacant plots keep parts of the district under construction. MMRDA, not the municipal corporation, plans it.
BKC's questions follow from its size and its ground. A single office building here can reach the size the EIA rules treat as an area development. The river and creek banks bring the coastal zone to the edge of some plots, and groundwater sitting close below the surface turns every deep basement into a pumping job. Tower after tower draws power, water and cooling on a scale that tenants now measure and report. And a district that empties each evening produces sewage and food waste in sharp weekday peaks.

Straight answers
Bandra-Kurla Complex: common questions.
01Our BKC office tower is about 1.8 lakh sq m including parking. Is that item 8(a) or 8(b)?
At that size, 8(b). That one-and-a-half-lakh mark counts total built-up area, and podium and basement parking usually sit inside that total. It is still a state-level Category B appraisal, but the studies and the conditions are heavier. We check the area statement against the plans and prepare the application on the 8(b) basis.
02Our tower was rated when it was built. Why is a tenant asking for a current certificate?
Because a design-stage rating describes intent, not operation, and many occupiers now want evidence of how the building performs today. An operations rating answers that using metered data. If the original certificate has lapsed, recertification is usually the route. We compare your recent consumption with the benchmarks first, so you know the likely level before you apply.
03Is recycled STP water fit for cooling-tower make-up?
Often it is, with polishing. Cooling towers are sensitive to hardness, phosphates and suspended solids, so treated sewage usually needs filtration and sometimes softening before it is used as make-up. We sample the recycled water, set the polishing step to the tower's water quality limits, and monitor both, so reuse saves water without scaling the system.
04The plot is across a road from the Mithi. Can the coastal zone still apply?
It can. Distances run from the HTL and from mapped mangroves, not from the nearest road, and a tidal river pulls that line well inland. Whether it reaches your plot is a matter of the coastal zone management plan map. We read the map, confirm the distances, and tell you plainly whether a CRZ recommendation is required.
05We lease three floors in BKC. Are the building's chillers our Scope 2 or the landlord's?
Typically the electricity used to cool your floors is reported by you as Scope 2, apportioned from the landlord's supply, while the landlord reports the whole building. What matters is a consistent basis agreed in writing. We help both parties settle the allocation, so your disclosure and the landlord's are built on the same numbers.
