Virar lies near the far northern end of Mumbai's Western suburban railway, where many Mumbai commuters begin their journey each day. The town spreads on both sides of the tracks: Virar West reaches towards Bolinj and the coast at Arnala, while Virar East rises towards the hills, with the Jivdani temple on the ridge. Once a small station town among orchards and farms, it now holds mid-rise housing complexes, gated layouts and new commercial streets, and building continues on the fields and plantations at its edges. Some greenery survives in the older wadis and on the hill slopes.

Virar's questions come from housing moving onto farmland and towards the hills. Large layouts bring clearance conditions, sewage plants and composting that must last beyond the builder. Trees on orchard and wadi land are cut or transplanted as plots are cleared. On the eastern side, building close to the slopes raises questions of runoff and soil loss. And a growing town needs shade and public green that keep pace with it.

Straight answers

Virar: common questions.

01Our Virar layout will rely on tankers until municipal water arrives. Does that affect the clearance?

It needs to be addressed openly. The committee will want to know the water demand, the source and how the project will reduce it through recycling and rainwater harvesting. We set out the phased supply plan in the application and design the STP reuse and harvesting so that the demand on tankers stays as low as possible.

02What does a half-yearly compliance filing contain?

A condition-by-condition account of how the project is meeting its clearance: monitoring results for air, water and noise where required, STP performance, waste handling, trees planted, and progress on any other commitments. We compile the evidence, write the report and file it on the Parivesh portal on time.

03Can mature mango trees be transplanted successfully?

Some can, with preparation. Survival depends on the tree's age and health, the season, root pruning well before the move and care afterwards. Very old trees often do poorly. We examine every tree, then advise which to retain, which to transplant and which cannot be saved, and plan compensatory planting accordingly.

04Just a third of our flats are lived in. What should the operator change?

At the load it actually has. We run one module or a reduced aeration cycle, manage sludge carefully and monitor the treated water closely until more homes are occupied. Running a full-size plant for a small population wastes power and often gives worse results.

05Is a composting pit enough instead of a machine?

At small volumes, pits or drum composters do the job for less money. Beyond a certain quantity each day, a mechanised converter is more practical and takes less space. We measure what the complex generates and recommend the option that suits the volume, the space and the staff available.
