Nalasopara is one of the most crowded parts of Vasai-Virar, spread on both sides of its railway station. The western side includes Sopara, an old settlement with a long history as a port, and its older villages, wadis and tanks. The eastern side grew much faster and more recently, largely as buildings of five to seven storeys raised on former paddy and low ground, many of them affordable homes for families who work in Mumbai. Roads, drainage and public open ground have lagged behind construction, and parts of the town now flood in heavy monsoon rain.
Nalasopara's questions are about the services a dense town needs and does not always have. Sewage from many buildings still goes to septic tanks or open drains. Solid waste piles up where collection is irregular. The tanks and ponds of the older villages have been narrowed or filled. And since the ground here was mostly low and marshy before it was built on, drainage and flooding shape what new building should look like here.

Straight answers
Nalasopara: common questions.
01Our Nalasopara layout is built in phases. Do we count all phases for clearance?
Yes. Appraisal covers the whole project, not one building at a time, so the built-up area of every phase counts towards the threshold. Splitting a layout to stay below it is not accepted. We add up the full plan, including amenity and parking areas, and apply for the scale the project will actually reach.
02Our builder has now handed over to the society. Do its clearance conditions pass to us?
In practice, the conditions attach to the project, and once the developer leaves, the society is usually the party able to meet them. The handover agreement matters, so we read it along with the clearance. We then set up what the society needs to keep the STP running and the reports filed, and flag anything the developer should still resolve.
03Our building's STP has been off for months. Can it be restarted?
Usually, once it has been cleaned out. Tanks that have sat idle fill with settled sludge and the biology has to be rebuilt. We empty and inspect the tanks, check pumps and blowers, restart the plant in stages and test the treated water until it is stable. Then we agree a simple maintenance schedule with the society.
04Our converter produces a wet, smelly output. What is going wrong?
Most often, too much moisture or too little carbon going in: plastic and liquid mixed with the food waste, or no dry material such as sawdust added. We check what is being fed, correct the mix and the curing time, and retrain the operator. Once the input is right, the output should be dry and earthy.
05Does a residential society have to segregate its waste?
Yes. India's 2016 rules on solid waste oblige every household and society to keep wet, dry and domestic hazardous waste apart, and bulk generators carry further duties, including treating their own wet waste. The corporation can fine those who do not comply. We help the society put a workable system in place and keep it going.
