Vasai MIDC is the town's planned industrial area, laid out east of the railway on the road inland from Vasai Road station. It is a working estate of modest plots rather than large campuses: engineering and fabrication shops, plastic moulders, packaging and printing units, and a number of small chemical and pharmaceutical formulators. Many units began as family businesses and are still run by the people who founded them or their children. Around the estate the land has filled with housing, shops and transport yards, so the boundary between industrial plot and neighbourhood is now mostly a compound wall. Some older plots have been sold, split or put to new uses.

The concerns in Vasai MIDC come from small operators working close to homes. Consents and authorisations written years ago may no longer describe what runs inside the shed. Wash water from plating, cleaning or batch processes can find its way into estate drains with little treatment. Hazardous waste (spent oil, solvent, sludge, empty drums) needs somewhere legitimate to go. And as housing presses against the estate, dust, noise and smell from a unit are noticed quickly and reported sooner.

Straight answers

Vasai MIDC: common questions.

01We added two injection moulding machines to our Vasai MIDC unit. Do we need to tell MPCB?

Usually yes. A consent is granted for a stated production capacity, and adding machines generally raises it. If water use, power load or waste also change, the application needs to reflect that too. We work out the new capacity, check whether the category shifts, and file an amendment before the next renewal or inspection raises the question.

02We missed our consent renewal date. What happens now?

Running without a valid consent exposes the unit to action, so it is worth moving quickly. In most cases the renewal can still be filed, sometimes with a late fee and an explanation. We check the current status on MPCB's portal, prepare the application with up-to-date monitoring results, and deal with any queries the Board raises until the consent is renewed.

03Our consent asks for a green belt but every square metre is built on. What can we do?

First, find every piece of soil that remains: setbacks, boundary strips, the edge of the yard. Trees planted there count. Where the space genuinely falls short, we record that honestly, plant what the plot can hold, and discuss with the Board whether planting elsewhere, for example on common estate land, can be accepted.

04Our ETP was installed ten years ago and the results are now failing. Should we replace it?

Not necessarily. Failing results often come from a changed process, a worn pump or dosing that nobody has adjusted since commissioning. We test the raw and treated water, check each unit against its design, and recommend the smallest change that brings results back within limits. Replacement is the answer only when the plant can no longer handle what the unit now makes.

05Before we buy an old Vasai MIDC plot, what should be checked?

What the plot was used for, what the consent and authorisation records show, where drums and waste were kept, and how effluent left the site. If any of that suggests contamination, we take soil and groundwater samples. Our report lists the likely liabilities and the cost of dealing with them, so it can inform the price and the terms of the sale.
