CBD Kharghar is the node's commercial centre, centred on the railway station, with the road leading in off the Sion–Panvel highway as its spine. CIDCO planned it as the place where Kharghar would shop, work and meet, and it has filled with office blocks, malls, hotels, wedding halls, hospitals and commercial towers with flats above. Coaching classes and eateries line the streets near the station, and footfall runs from early morning commuters to late diners. Plots here were sold for dense use and built accordingly. The area keeps adding floor space as older commercial buildings are extended or replaced and new towers rise on the remaining plots.
CBD Kharghar's questions come from packing many uses onto few plots. Offices, kitchens, hospitals and homes share one block and send very different waste and wastewater into the same systems. Buildings run air-conditioning and DG sets for long hours. Almost every surface is built or paved, so the area is hot and sheds rain quickly. And new construction goes up beside busy, occupied buildings, with little room for a site to keep its dust and trucks to itself.

01Our CBD Kharghar project combines a mall and offices. Is it assessed differently from a residential tower?
The same threshold applies, but the application is weighed differently. A commercial building has heavier power, water, parking and traffic loads per square metre, and the committee will ask how each is handled. We prepare the traffic, water and energy figures to match the building's real use, not a residential template.
02Is it worth rating our ten-year-old office building in CBD Kharghar?
Often, if tenants or owners want it. Existing-building ratings judge how the building runs now, from a year's meter readings for power, water and waste. Sub-metering, tuning the chillers and pumps, and using treated water can lift a score quickly. We check the records first and tell you the likely level.
