Titwala lies at the northern edge of KDMC, a few stations beyond Kalyan on the line towards Kasara. It is best known for its Mahaganpati temple, which draws visitors from across the region, and the town grew up around the temple and the station. The Kalu river, a tributary of the Ulhas, runs close by, and paddy fields, low hills and small villages still surround the town. Over the past two decades that farmland has been sold for affordable housing, and mid-rise layouts now stand among fields. Families come here for the price of a flat and commute long hours to work.

Titwala's questions come from housing built ahead of the services that should go with it. Sewers and water supply reach new layouts late, so each one has to treat sewage and manage waste by itself. Farmland and old trees give way to buildings, often without much record. The river and its streams take runoff and, sometimes, untreated drainage. And temple crowds on festival days add waste and traffic to a small town.

Straight answers

Titwala: common questions.

01We are building in three phases, each under 20,000 square metres. Do we need a clearance?

If the phases form one layout on contiguous land under one proponent, the total usually counts. Splitting to avoid the threshold is a common reason for later objections. We look at the approved layout and ownership, and confirm the correct route before construction starts.

02What happens if our compliance reports have not been filed for two years?

Close the gap quickly, filing reports for the missed periods from whatever records exist. Regulators can issue notices for non-reporting, and the gap may surface when a new phase or amendment is sought. We rebuild the record as far as it goes, report honestly, and set up a routine that prevents a repeat.

03Our land was farmland until last year. Do the tree rules really apply?

If the land is within KDMC limits, yes. Trees on private land in a municipal area are protected whether or not the land was farmed. Felling without it invites penalties and can hold up plan approval. We carry out the tree survey and file the application before any clearing.

04Our layout is half occupied. Why does the STP keep smelling?

At half load, a plant built for a full building has too little to feed on, and the biology suffers. Running fewer modules, adjusting aeration and managing sludge for the current flow usually settles it. We visit, measure the actual flow and adjust the plant to match it until the building fills.

05Is a machine necessary, or can we compost in pits?

For a smaller society with open ground, pits or drum composting do the job cheaply. Larger layouts usually need a machine for speed and odour control. We weigh the daily wet waste, the available space and who will run it, and recommend the simplest system that will cope.
