Kalamboli sits where the Sion–Panvel highway, the start of the Mumbai–Pune Expressway and the roads to the port all meet, and freight is what most of it serves. CIDCO laid out a large iron and steel market here, which drew steel trading out of Mumbai, along with a truck terminal, warehouses and yards for cutting, storing and moving metal. Residential sectors sit beside this belt, with housing societies, schools and markets of their own. Trucks queue on its roads at all hours, and the junction has been rebuilt with flyovers as traffic to the airport side has grown.

Kalamboli's questions come from heavy goods moving close to homes. Dust and diesel exhaust from trucks and yards settle over the residential sectors. Warehouses and steel yards cover large plots with roofs and hardstanding, so rain runs off fast, carrying grit and oil into the drains. Scrap, packaging and waste from the market collect in open corners. And yards change tenant often, so what a plot holds and who answers for it is not always clear.

Straight answers

Kalamboli: common questions.

01We only store and cut steel sheets in our Kalamboli yard. Do we need consent?

Possibly. Plain storage and trading may need little, but cutting, especially with gas or plasma, and anything that adds oil, paint or pickling brings the activity onto MPCB's category list. A DG set can bring its own requirement. We go through each activity against the list and give you a straight answer.

02We lease out a warehouse in Kalamboli. Are we responsible for our tenant's environmental compliance?

The tenant usually holds the consent for its own activity, but the owner can still be drawn in, particularly over what is left on the plot when the tenant leaves. Setting out the duties in the lease, with a right to see the tenant's consent and returns, protects both sides. We can review the lease and the tenant's papers.

03Our warehouse plot is almost fully paved. Where would a green belt go?

Along the boundary walls, in the front setback and around the parking areas, where a strip of paving can be lifted and replaced with soil. Even a two-metre strip, dug deep, can carry a line of trees. We walk the plot, mark the usable strips and choose species hardy enough for the dust.

04Our warehouse throws out a lot of stretch film. Can it be recycled?

Yes. Clean stretch film is one of the easier plastics to recycle, provided it is kept dry and apart from paper and food waste. Baled, it has buyers. Film contaminated with oil or chemicals is a different matter. We set up collection and baling and connect you with registered recyclers.

05Our logistics park's STP works during the week but smells after a holiday. Why?

When flow stops for a few days, the biology in the plant goes without food and the tanks can turn septic. When flow restarts, odour follows. Keeping a small feed going, reducing aeration during the break and restarting gradually usually settles it. We write a holiday routine and check the plant's sizing.
