Val is one of the villages near the Mumbai–Nashik highway that has been absorbed into Bhiwandi's warehousing belt. Where there were once paddy fields, grazing land and low hills, there are now logistics parks of long, high sheds with wide truck yards and rows of loading docks, many let to online retailers, consumer brands and third-party logistics firms. Most parks went up in stages over roughly the past fifteen years, and new ones are still under construction. Village houses, temples and small farm plots survive in the gaps between them, and heavy vehicles use the approach roads at every hour.

Val's questions are those of very large sheds built quickly on open country. Many parks are big enough to need an environment clearance, and all of them change how the land drains: acres of roof and paved yard send monsoon rain towards fields and streams that once absorbed it. Hundreds of workers on each shift need sanitation. Trucks bring dust and noise to village lanes. And when a park is sold, whoever buys it expects each building's permissions to describe what actually stands there.

Straight answers

Val: common questions.

01Our park is being built one shed at a time. When should we apply for clearance?

Before work starts on whichever phase takes the project past the threshold, and preferably for the complete master plan at the outset. Clearance is judged on the total built-up area of the project, so later sheds count with earlier ones. Applying once for the full plan avoids a fresh appraisal each time another shed is added.

02Before buying a Val warehouse park, what should we verify about its clearance?

Whether the built-up area on site matches what was cleared, whether every compliance report has been filed, and whether conditions on green cover, rainwater harvesting and the STP have actually been met. We review the file, walk the park, and list each gap with an estimate of the cost to close it before completion.

03How much of our park must be planted?

The share is fixed by your clearance or consent conditions, and planning rules may add a requirement too. Having read each document, we work out the area and tree count required and plan the planting on ground that can actually sustain trees, with a record of survival that the next inspection or buyer can check.

04Can one STP serve every shed in the park?

Often yes, and a single central plant is usually cheaper to run and easier to supervise than one per shed. It needs a collection network planned with the park's phasing. We design the plant in modules so capacity can be added as each new shed is occupied, rather than building for the final size on day one.

05Does a warehouse in Bhiwandi need consent from MPCB?

The answer lies in the goods stored and handled, and on generators, wastewater and any processing on site. Plain storage of packaged goods often sits in a low category or needs little, while storing hazardous chemicals brings more. We look at the actual use of the shed and advise which consent, if any, applies and who should hold it.
