Bhayandar West is the older side of the city, west of the railway, where the first town grew up beside the station and out along the Uttan road. Its lanes hold housing societies a generation or two old, markets, small workshops and shops, and many of those buildings are now being redeveloped. To the north lies the creek, crossed by the railway bridge to Naigaon; westward and southward, salt pans, mangroves and marshy ground stretch towards Gorai and the Uttan hills. Fishing and salt-making were once the main work here, and the low ground still floods in heavy rain at high tide.

Bhayandar West's questions come from the creek and the low land around it. A large share of plots sit close enough to tidal water that coastal rules decide what can be rebuilt. Mangrove buffers limit building at the edges. Redevelopment raises density and pushes projects past clearance thresholds. Sewage and waste from older buildings too often end up in the creek. And on ground this flat and low, every new project has to show where its rain will go.

Straight answers

Bhayandar West: common questions.

01Can an old building in the coastal zone be redeveloped?

Often yes, but on the terms the CRZ Notification sets for that category. In developed areas, redevelopment is generally tied to the planning rules in force on a fixed date, while other categories are more restricted. We check the category and the rules that apply to your plot before the architect settles the scheme, so the design starts from what is permissible.

02Can coconut palms be transplanted?

Generally yes, and they tend to move more successfully than many broad-leaved trees because of their compact root system. They still need careful lifting, bracing and watering for some months afterwards. We assess each palm's health and height, plan the move for a suitable season and follow up until it has re-established.

03Our plot is small. Where can the STP go?

Usually below ground, under the driveway or podium, with access hatches, ventilation and a route for sludge removal planned from the start. Compact treatment makes this possible on small sites. We work out the location with the architect early, so the plant can be serviced for its whole life rather than only reached with difficulty.

04Which comes first, CRZ clearance or environment clearance?

Where both apply, SEIAA generally waits for the coastal authority's recommendation before granting its own clearance. The two files draw on much of the same information. We plan the order at the start and prepare both together, so neither application sits waiting for the other longer than it has to.

05How can a market association cut the waste it sends out?

With separating wet from dry waste at each stall. Peels, leaves and spoiled produce compost readily, and cartons, sacks and plastic crates usually have buyers. We help set up bins, a collection routine and an arrangement for each stream (composting, sale or authorised disposal) and check after a few weeks that it is holding.
