Mira Road is the southern half of the city, just north of Dahisar, and it has grown into one of the densest residential areas in the region. Housing complexes, many of them now being rebuilt as towers, line the streets east of the station, with shops, schools, hospitals and restaurants on every main road. Westward and southward lie salt pans and the mangrove fringe of the creeks; eastward lie the Western Express Highway and the hills beyond. The Metro line being built from Dahisar towards Bhayandar is adding another layer of construction along the main roads.
Mira Road is a crowded place growing upward, and most of what it asks stems from density. Taller buildings cross clearance thresholds and inherit the duties attached. Every complex needs sewage treatment and wet-waste processing that actually runs. Trees along streets and in old compounds are lost to redevelopment and road work. And the pans and mangroves along its edge, which drain the area and shield it from the tide, are pressed on steadily by new construction.

Straight answers
Mira Road: common questions.
01Does the rehab area of a redevelopment count towards the clearance threshold?
Yes. The threshold is measured on everything the scheme builds: rehabilitation flats and sale flats alike, plus basements and the other areas the notification counts. We calculate the figure from the proposed drawings ahead of filing, which means the project is appraised at the right level.
02The developer never filed compliance reports. Can the society file them now?
Yes, and filing late is better than leaving the gap open. We gather what evidence exists, bring the building's systems up to the conditions where they have lapsed, and prepare current reports. Where earlier periods are missing, we explain the position openly rather than backfill figures.
03Can our society fell a tree inside its own compound without asking?
In most cases, yes. Maharashtra's urban tree protection law covers privately owned trees too, so a society compound is included. Felling without leave can bring a fine. We check what each tree requires, prepare the application and arrange any compensatory planting the authority asks for.
04Our basement STP smells in the parking area. How can we stop it?
Odour usually means the plant is short of air or holding too much sludge, and sometimes that the extraction fan has failed. We check aeration, sludge levels and ventilation, correct the cause and seal the tanks properly. Masking the smell without fixing the process rarely lasts.
05Our converter is too small for the waste we produce. What are our options?
Either a larger unit, a second one, or reducing the input, for example by improving segregation so that only food waste goes in. We weigh the complex's real daily waste and recommend the change that fits the space and budget.
