CBD Belapur was planned with gardens, plazas and hill parks between its sectors, and many are due for renewal: lawns that brown by March, irrigation that no longer works, paths that pond in the rains and ornamental planting that wilts in the heat. We redesign them around the people who use them: native shade trees over seating and play areas, drip irrigation, paths cambered for the rain, and groundcover in place of thirsty turf, so they still draw people in April and May.

CBD Belapur was planned as Navi Mumbai's administrative centre. CIDCO's own offices are here, along with the municipal corporation's headquarters and state government buildings, among banks, corporate offices and housing sectors. The node climbs the foot of Parsik hill, with a restored fort on a hilltop and the creek below on its western side. Navi Mumbai's metro starts here and runs east towards Pendhar. Some early office blocks are being replaced by taller ones, and new towers are rising on the hill sectors. A government town is slowly becoming a business district too.
